Eugene GolubFounder and Chairman of the BoardUnder the direction of GOLUB founder Eugene Golub, the company has been involved in more than $4 billion in real estate transactions, owning, developing and/or operating more than 30 million square feet of office, residential and mixed-use properties, and 50,000 multifamily residential units in the U.S. and abroad. Gene's considerable influence and excellent reputation in the international financial and business arena led the company’s charge to a key milestone in 1989, establishing development activities in Central and Eastern Europe and Russia. Just prior to the return of market-driven economies to the region, the company became the first U.S. real estate firm to undertake development projects there. Gene continues to guide the company toward new global opportunities.
Michael NewmanPrincipalSince joining the company in 1984, Michael Newman has been a driving force behind the phenomenal U.S. and international expansion of GOLUB and its affiliates. Under his executive leadership, the company continues to enjoy an ever-increasing presence in the U.S., as well as in Central and Eastern European markets where the company stands as the region's preeminent developer and provider of real estate services. Michael is a creative, hands-on executive who has generated development, acquisition and financing transactions valued at more than $2 billion. As an owner and developer, he has a proven track record in delivering market-driven projects producing solid investment returns, and has brought numerous, institutional and private capital sources to the firm. Michael also serves as the managing broker for Golub & Company LLC.
Lee GolubPrincipalLee Golub oversees GOLUB’s U.S. division, spearheading the company’s rapid growth in multiple property sectors and geographical markets. He has established important relationships with government agencies, winning their support for several highly successful office, residential and mixed-use development projects having significant community impact. Under his guidance, the company continues to expand its portfolio through major property acquisitions, often involving prominent institutional investors. Lee provides leadership to the firm’s development group responsible for ensuring the quality of ground-up construction projects, as well as to the asset management and marketing executives responsible for enhancing the sustained value of every property. Lee also serves as the managing broker for Golub & Company of Illinois LLC.
Paula HarrisPrincipalPaula Harris plays the central role in GOLUB's residential development activities, directs condominium sales and apartment leasing programs, and oversees residential property managers and operations. She provides similar services to third-party property owners as well. A brilliant strategist and exceptional motivator of sales and management personnel, Paula is credited with the successful financial performance of more than 15,000 U.S. residential units in both city and suburban arenas. Paula joined the company in 1975. Paula also serves as the managing broker for Golub Realty Services LLC. Michael GoldmanSenior Vice President, Acquisitions & FinanceAn expert in creative structuring methods for underwriting a variety of property types, Michael Goldman has extensive experience in the debt and equity capital markets, as well as with myriad other forms of structured finance. Since joining the company in 1994, he has positioned GOLUB as an aggressive entrepreneurial buyer of office and residential buildings and portfolios throughout the U.S. Michael is a licensed Real Estate Broker with the State of Illinois.
John FergusonSenior Vice President, Leasing & MarketingJohn Ferguson has directed all of the marketing and leasing programs in GOLUB's U.S. commercial properties portfolio since he joined the company in 1999. He is well known for creating strategic asset management plans, including anchor tenant marketing, tenant cultivation and tenant retention programs. John trains leasing representatives for a wide range of assignments and coordinates all of GOLUB’s leasing, management, architectural and construction team members. He is also actively involved in the firm's acquisitions and dispositions programs. John is a licensed Real Estate Broker with the State of Illinois.
Bruce ArmstrongSenior Vice President, Development ServicesResponsible for overseeing all phases of major design and construction programs for GOLUB buildings in the U.S., Bruce Armstrong also evaluates prospective acquisitions from a physical and structural perspective. His ground-up construction and property renovation experience includes a variety of major mixed-use, office, hotel/convention center, residential, retail and governmental projects. He is a member of the Chicago, Illinois State, and national chapters of the American Institute of Architects (AIA). Bruce joined the firm in 1996. Thomas Gatti, CPASenior Vice President, Accounting & AdministrationJoining GOLUB in 2012, Tom Gatti has executive responsibility for all property and corporate accounting and reporting for the company and its affiliates. He participates in closing transactions and reviews all financial and tax implications of real estate acquisitions and sales, and protects the financial interests of the company, its investors, partners and lenders. Prior to Golub, Tom served as the Chief Financial Officer of several companies including Stone Financial Group, Strategic Realty Advisors, Inc. and Stone-Levy, LLC. His extensive experience in the real estate industry also includes feasibility analyses, financial and tax reporting, SEC compliance, financing and budgeting. A Chicago native, Tom is a graduate of DePaul University, a Certified Public Accountant and a licensed Real Estate Broker with the State of Illinois.
Stephen SiseVice President, Portfolio ManagementStephen Sise oversees the financial operations of the company’s U.S. commercial and residential portfolio, working closely with the property management, leasing, acquisitions and accounting groups, as well as the firm's partners, to create and execute successful business plans. Prior to joining GOLUB, Steve was a member of Colliers Bennett & Kahnweiler's Office and Retail Investment Sales team where he completed more than $200 million in transactions. With additional experience in acquisition, disposition and development underwriting for Duke Realty as well as national portfolio property and asset management for Grubb & Ellis, Steve utilizes his diverse background and keen sense of real estate to further the success of the company portfolio. Steve is a licensed Real Estate Broker with the State of Illinois.
Prasan KaleVice President, OperationsAs Director of Building Operations for GOLUB, Prasan Kale oversees the structural operations of the company’s 7 million square-foot U.S. portfolio. In addition to oversight for capital programs, Prasan also evaluates new and potential real estate projects from a physical and structural perspective and determines capital opportunities and strategies. His contributions enable the firm to successfully execute comprehensive construction programs and building enhancements, which lead to greater tenant satisfaction and higher occupancy. Prasan also worked closely on the development of the Elysian Hotel and Private Residences, a project managed by which opened in December 2009. Prasan received his BSEE from the University of Windsor and lives in Chicago. Adam Short Vice President, Acquisitions Adam joined GOLUB in 2006 and is responsible for evaluating domestic and Eastern European development and acquisitions opportunities. Adam is a key player in the continued growth of the company by sourcing, underwriting and executing due diligence of acquisitions, as well as procuring debt and equity elements of the capital requirements. Additionally, he has a critical role in overseeing the firm’s portfolio of existing assets, where he is a liaison for institutional capital partners, monitoring the execution of strategic business plans. He has been involved in debt and equity transactions in excess of $1.1 billion. A graduate of the University of Northern Iowa he is a member of the Young Real Estate Professionals (YREP) and a CCIM designee. Adam is a licensed Real Estate Broker with the State of Illinois. Meredith Lewis, SPHRVice President, Human ResourcesMeredith Lewis manages all aspects of the human resources function for the Company’s US employee base including employee relations, staffing, compensation, benefits, legal compliance and performance management. She prides herself as having the ability to offer practical approaches to human resources while maintaining the entrepreneurial culture that makes GOLUB an enjoyable place to work. Meredith brings more than 10 years of HR experience ranging from Michigan’s tumultuous automotive industry to consultancy for small and medium-sized businesses. Meredith holds a Bachelors of Business Administration (BBA) from Western Michigan University and is an active member of the Chicago Society of HR Professionals (SHRP), Human Resources Management Association of Chicago (HRMAC) and Society of HR Management (SHRM). She also holds a Senior Professional Human Resources certification (SPHR).
Al Berbaum, CPAControllerAl Berbaum’s responsibilities include property and corporate accounting, financial analysis and reporting, and financial management systems integrating GOLUB and its worldwide affiliates. Since joining the company in 1995, Al has assumed increasing financial responsibilities in connection with the company’s property portfolio. He is well versed in complex partnership agreements and adept at meeting all related reporting requirements. A certified public accountant, Berbaum received MBA & B.S. degrees in 1990 and 1989 from Northern Illinois University. Rosemary Dwyer
Residential Portfolio ManagerRosemary brings an extensive background in residential management and leasing to GOLUB, with prior success as a Regional Property Manager at both Reside Living and Greystar, as well as on-site positions with The John Buck Company, Archstone-Smith and Draper and Kramer. In her role as Residential Portfolio Manager, she oversees the majority of GOLUB’s residential portfolio in the U.S. to ensure the highest quality of management as well as the sound development and execution of portfolio asset strategies. Rosemary hails from Chicago and received her B.A. from Loyola University Chicago and completed her graduate studies at Columbia College. Collin McKenna Director of AcquisitionsJoining GOLUB in 2012, Collin McKenna brings 10 years of comprehensive real estate experience to his position, where he is charged with sourcing, analyzing and financing development and acquisition opportunities. Collin’s previous experience includes positions held with Related Midwest and Prudential Mortgage Capital Company. His active professional memberships include the Urban Land Institute; National Association of Industrial & Office Properties; Real Estate Investment Association; National and Chicago Association of Realtors and the Wisconsin Real Estate Alumni Association. Collin is also a REALTOR and a licensed real estate broker in the state of Illinois. He graduated with distinction from the University of Wisconsin-Madison with a BBA in Finance, Investment and Banking.
Steve DegodnyVice President, LeasingSteve Degodny oversees leasing for the company’s suburban Chicago office buildings and also provides tenant representation services and third-party property leasing services. An Illinois-licensed real estate salesperson, he has been active in multiple Chicago-area submarkets since 1992. Before joining the company in 2005, Steve was responsible for leasing a four-building portfolio consisting of 900,000 square feet in the O’Hare area and northern suburbs. He is a skilled negotiator with an excellent track record in achieving above-market occupancy levels, and in meeting the occupancy requirements of prominent corporate tenants. Steve is a licensed Real Estate Broker with the State of Illinois.
Deborah FrankSenior Leasing DirectorAs a Leasing Director, Deborah represents landmark properties within the company's portfolio, including the world-renown John Hancock Center. A seasoned veteran in commercial real estate with a tenure that includes 230 Park Avenue, Rockefeller Center and various other New York properties, Deborah has leveraged her eight years of experience in high profile environments and has successfully leased more than 350,000 square feet since 2007. Prior to joining GOLUB, Deborah worked for Monday Properties and Tishman Speyer Properties. Deborah received her J.D. from Chicago-Kent College of Law and a Bachelor of Arts from the University of Texas. She is a member of the Commercial Office Leasing Brokers Association (COLBA) and the Commercial Real Estate Organization (CREO). Debbie is a licensed Real Estate Broker with the State of Illinois. Leasing DirectorDonley Klug’s diverse real estate experience includes retail and office leasing, sales for Four Seasons Resorts Worldwide, architectural code consulting, and oversight of commercial properties. Her unique approach to real estate empowers her to bring a holistic perspective to lease negotiations and commercial assets. Donley earned her LEED® accreditation in 2011 and is active within the real estate community.
