Gene's considerable influence and excellent reputation in the international financial and business arena led the company’s charge to a key milestone in 1989, as a Golub affiliate opened in Central and Eastern Europe and Russia. Just prior to the return of market-driven economies to the region, the company became the first U.S. real estate firm to undertake development projects there. Gene continues to guide the company toward new global opportunities.

Michael Newman

Since joining the company in 1984, Michael Newman has been a driving force behind the phenomenal U.S. and international expansion of Golub & Company and its affiliates. Under his executive leadership, the company continues to enjoy an ever-increasing presence in the U.S., as well as in Central and Eastern European markets where the company stands as the region's preeminent developer and provider of real estate services. Michael is a creative, hands-on executive who has generated development, acquisition and financing transactions valued at more than $2 billion. As an owner and developer, he has a proven track record in delivering market-driven projects producing solid investment returns, and has brought numerous, institutional and private capital sources to the firm.

Lee Golub

Lee Golub oversees Golub & Company’s U.S. division, spearheading the company’s rapid growth in multiple property sectors and geographical markets. He has established important relationships with government agencies, winning their support for several highly successful office, residential and mixed-use development projects having significant community impact. Under his guidance, the company continues to expand its portfolio through major property acquisitions, often involving prominent institutional investors. Lee provides leadership to Golub & Company’s development group responsible for ensuring the quality of ground-up construction projects, as well as to the asset management and marketing executives responsible for enhancing the sustained value of every property.

Michael Goldman

An expert in creative structuring methods for underwriting a variety of property types, Michael Goldman has extensive experience in the debt and equity capital markets, as well as with myriad other forms of structured finance. Since joining the company in 1994, he has positioned Golub & Company as an aggressive entrepreneurial buyer of office and residential buildings and portfolios throughout the U.S.

Philip Martin

Philip Martin has 18 years of experience in the real estate, REIT and financial services industries. Philip joined Golub & Company from Cantor Fitzgerald, where he had been a Managing Director of Real Estate Equity Research since January 2006. Prior Cantor Fitzgerald, Philip had been with Stifel Nicolaus as a Senior Vice President and was the Principal Partner of Creative Health Partners, LLC, a healthcare real estate advisory firm which he founded in November 2000. Philip began his career in 1991 as a founding member of the First Union/EVEREN Securities’ Real Estate Capital Markets Group. Since 1991, Philip has advised both real estate investors and corporations and helped raise $10 billion of equity and debt capital. Philip is a frequent speaker at industry functions and has been a member of the National Association of Real Estate Investment Trusts (NAREIT) since 1992. Philip is a graduate of DePaul University in Chicago.

Paula Harris

Paula Harris plays the central role in Golub & Company's residential development activities, directs condominium sales and apartment leasing programs, and oversees residential property managers and operations. She provides similar services to third-party property owners as well. A brilliant strategist and exceptional motivator of sales and management personnel, Paula is credited with the successful financial performance of more than 15,000 U.S. residential units in both city and suburban arenas. Paula joined the company in 1975.

John Ferguson

John Ferguson has directed all of the marketing and leasing programs in Golub & Company's U.S. commercial properties portfolio since he joined the company in 1999. He is well known for creating strategic asset management plans, including anchor tenant marketing, tenant cultivation and tenant retention programs. John trains leasing representatives for a wide range of assignments and coordinates all of Golub’s leasing, management, architectural and construction team members. He is also actively involved in the firm's acquisitions and dispositions programs.

Teresa Mancuso

A highly respected asset and property management executive, Teresa Mancuso, who joined Golub & Company in 2005, oversees those activities for the company’s U.S. commercial and residential portfolio. She is responsible for personnel recruitment, training and development, as well as property operations and financial performance. She also interfaces with the company’s acquisitions, development, accounting and finance groups. Teresa has been involved for more than 20 years in the management of residential condominium and rental buildings and major office properties.

Bruce Armstrong

Responsible for overseeing all phases of major design and construction programs for Golub & Company buildings in the U.S., Bruce Armstrong also evaluates prospective acquisitions from a physical and structural perspective. His ground-up construction and property renovation experience includes a variety of major mixed-use, office, hotel/convention center, residential, retail and governmental projects. He is a member of the Chicago, Illinois State, and national chapters of the American Institute of Architects (AIA). Bruce joined Golub & Company in 1996.

William Murray, CPA

Golub & Company
William Murray, who joined Golub & Company in 1998, has executive responsibility for all property and corporate accounting and reporting for the company and its affiliates. He participates in closing transactions and reviews all financial and tax implications of real estate acquisitions and sales. Bill is involved in protecting the financial interests of the company, its investors, partners and lenders. For nearly two decades, he has focused on financial and tax reporting, analysis, and the development and management of accounting systems for corporations, trusts, partnerships and joint ventures.

Al Berbaum, CPA

Al Berbaum’s responsibilities include property and corporate accounting, financial analysis and reporting, and financial management systems integrating Golub & Company and its worldwide affiliates. Since joining the company in 1995, Al has assumed increasing financial responsibilities in connection with the company’s property portfolio. He is well versed in complex partnership agreements and adept at meeting all related reporting requirements. A certified public accountant, Berbaum received MBA & B.S. degrees in 1990 and 1989 from Northern Illinois University.

Robert Bonifazi

Vice President/Field Operations

Robert Bonifazi, who joined Golub in 2000, oversees the daily operations of the company’s portfolio of commercial and residential buildings in the U.S. Bob also evaluates potential real estate acquisitions from a physical and structural perspective and manages major capital improvement programs. His knowledge of structural and mechanical systems leads to well-managed construction programs, prudent building enhancements, greater tenant satisfaction, and higher occupancy.

Stephen Sise

Stephen Sise oversees the financial operations of the company’s U.S. commercial and residential portfolio, working closely with the property management, leasing, acquisitions and accounting groups, as well as Golub’s Partners, to create and execute successful business plans. Prior to joining Golub, Steve was a member of Colliers Bennett & Kahnweiler's Office and Retail Investment Sales team where he completed more than $200 million in transactions. With additional experience in acquisition, disposition and development underwriting for Duke Realty as well as national portfolio property and asset management for Grubb & Ellis, Steve utilizes his diverse background and a keen sense of real estate to further the success of Golub’s portfolio.

Michael Arnold

Michael Arnold sources and closes acquisitions and also executes strategic business plans unique to each asset. His expertise includes financial structuring, investment strategy, underwriting and execution. Prior to joining Golub in 2006, Michael worked for a public REIT focusing on acquisitions and development, with ancillary responsibilities for property management, leasing, project management and asset management. This background provides a broad and valuable perspective for evaluating new acquisitions and development opportunities. Overall, he has been involved in transactions totaling more than $1.0 billion.

Adam M. Short

Adam joined Golub & Company in 2006 and is responsible for evaluating domestic and Eastern European development and acquisitions opportunities. Adam is a key player in the continued growth of the company by sourcing, underwriting and executing due diligence of acquisitions, as well as procuring debt and equity elements of the capital requirements. Additionally, he has a critical role in overseeing Golub’s portfolio of existing assets, where he is a liaison for institutional capital partners, monitoring the execution of strategic business plans. Prior to joining Golub, Adam worked with Allstate Investments where he underwrote & structured senior debt financing for office, retail, industrial and multi-family. In addition to his mortgage origination expertise, he played a significant role in developing and launching a targeted marketing campaign for new real estate debt products. He has been involved in debt and equity transactions in excess of $1.1 billion. A graduate of the University of Northern Iowa he is a member of the Young Real Estate Professionals (YREP) and a CCIM designee.

Mary Ellen Smith

In her role at Golub & Company, Mary Ellen oversees the marketing efforts for the company’s 7 million square-foot U.S. portfolio and leverages her 16 years of experience in marketing, public relations and management to advance the Golub & Company brand. Mary Ellen is active in industry organizations and holds leadership positions in many associations, including the Board of Directors for the Chicago Loop Alliance and the Steering Committee for The World Federation of Great Towers, an international body for the advancement of tower attractions. Mary Ellen is a graduate of Texas A&M University.

Steve Degodny

Steve Degodny oversees leasing for the company’s suburban Chicago office buildings and also provides tenant representation services and third-party property leasing services. An Illinois-licensed real estate salesperson, he has been active in multiple Chicago-area submarkets since 1992. Before joining the company in ­­­2005, Steve was responsible for leasing a four-building portfolio consisting of 900,000 square feet in the O’Hare area and northern suburbs. He is a skilled negotiator with an excellent track record in achieving above-market occupancy levels, and in meeting the occupancy requirements of prominent corporate tenants.

Joshua Crane

Since joining Golub & Company in 2005, Josh Crane has been responsible for leasing properties in the company's extensive downtown Chicago office building portfolio. He is a skilled negotiator who has developed excellent relationships with the most active tenant representatives in the downtown Chicago market. In addition to leasing office space, he has served as leasing representative for the retail components of several office buildings. Prior to joining Golub & Company, Mr. Crane was a leasing representative with Friedman Properties, Ltd. and M&J Wilkow, Ltd., both in Chicago. He received a Bachelor of Arts from the University of Arizona and is a member of the Commercial Office Leasing Brokers Association (COLBA) and the Commercial Real Estate Organization (CREO).

Deborah Frank

As a Leasing Director, Deborah represents landmark properties within the company's portfolio, including the world-renown John Hancock Center. A seasoned veteran in commercial real estate with a tenure that includes 230 Park Avenue, Rockefeller Center and various other New York properties, Deborah has leveraged her eight years of experience in high profile environments and has successfully leased more than 350,000 square feet since 2007. Prior to joining Golub & Company, Deborah worked for Monday Properties and Tishman Speyer Properties. Deborah received her J.D. from Chicago-Kent College of Law and a Bachelor of Arts from the University of Texas. She is a member of the Commercial Office Leasing Brokers Association (COLBA) and the Commercial Real Estate Organization (CREO).

Julie Levenstein

Julie has been active in Golub & Company's leasing division for five years and represents and commercial office building portfolio in excess of 1.2 million square feet. With a career history that includes international real estate and advertising/marketing for Fortune 500 companies, Julie utilizes her diverse talents to manage requirements of tenants, property managers, architects, prospects and the Chicago brokerage community. Julie received a Bachelor of Science from the University of Massachusetts and is a member of the Commercial Office Leasing Brokers Association (COLBA) and the Commercial Real Estate Organization (CREO).

Peter Merrion

Peter has been involved with Golub's leasing team since 2006 and represents a commercial office building portfolio of 1.5 million square feet, including 22 West Washington, Golub's newest development on the historic Block 37. As a real estate professional, Peter has negotiated numerous transactions including anchor tenant acquisitions and office condominium agreements. His diverse experience allows him to evaluate and analyze transactions with an outside-of-the-box perspective to generate creative solutions. Peter has a J.D. from Chicago Kent College of Law and a Bachelor of Science from Ohio Wesleyan University. He is a member of the Young Office Broker's Association (YOBA) and is currently pursuing his CCIM designation.
